London landlords driving 34% surge in EICR demand
Demand for Electrical Installation Condition Reports (EICRs) in London has risen 34% year-on-year as the mandatory 5-year rule for rental properties takes full effect across all London boroughs.
The 2021 regulation requiring all rental properties to have a valid EICR every 5 years has created a sustained surge in demand for registered electricians across London. With approximately 2.2 million privately rented homes in London — the highest concentration in England — the compliance deadline wave is generating a predictable annual uplift.
The 34% year-on-year increase in EICR bookings on Yolist is concentrated in inner London boroughs: Tower Hamlets (+47%), Hackney (+41%), Newham (+39%), and Southwark (+36%). These areas combine high rental density with older housing stock more likely to fail inspection.
The average EICR cost in London is £185 for a 3-bedroom property, compared to a national average of £165. London electricians who specialise in landlord compliance work report booking windows of 3-4 weeks, compared to 1-2 weeks for general domestic work.
The secondary effect has been a 19% increase in consumer unit replacement bookings — many EICRs identify the fuse board as the primary defect requiring remediation before the certificate can be issued.
NICEIC has seen a 12% increase in new registered electrician applications in London in the past 12 months as the market absorbs the demand spike. For landlords, proactive compliance is now a financial advantage: properties with a current EICR command a 4-6% rental premium in a competitive market where safety credentials influence tenant choice.
